Badminton Estate is progressing a defined portfolio of over 20 opportunities across its land and buildings. Our 15 year
pipeline of residential, commercial, hospitality and visitor accommodation projects will generate a combined capital
investment/construction spend (estate and operator/developer) of £70m by 2040.
FLOURISH
Enterprise activity forms a key part of the Estate’s operating model. Managed events and visitor use
contribute to income, employment and education, underpinning reinvestment in buildings and land

Such event and hospitality uses are proportionate and limited. Frequency and scale are assessed
against traffic management, environmental sensitivity and disturbance community considerations.

Empty buildings deteriorate. Occupied buildings are maintained. The Estate will prioritise bringing
underused buildings back into active use to grow and sustain rural employment, practical skills and
resilient local enterprise.

CREATE
Residential and commercial development is necessary if rural communities are to remain socially and
economically balanced over time. The Estate has engaged with the emerging Local Plan to consider
modest opportunities in appropriate locations.
Opportunities under consideration include:

14. Manor Farm, Tormarton – conversion
of agricultural barns (c.8 homes)
11. Land south of Luckington Road,
Acton Turville – c.50 homes
12. Buffer Depot, Acton Turville
– Expansion of commercial space
These proposals are assessed against existing settlement character, infrastructure capacity
and landscape sensitivity. The objective is to create places that help local communities and services
to thrive and that will become the conservation areas of tomorrow.
