This Prospectus sets direction. It does not fix every outcome in advance. Some proposals depend on Local Plan
adoption. Others relate to existing buildings and can move forward independently. Timing will vary. Across the
next fifteen years, decisions will be shaped by planning policy, infrastructure capacity, financial feasibility and

By 2040, the Estate aims to be more resilient, more active and more outward-looking: with historic buildings in viable
use, a stronger rural economy, continued environmental improvement, and villages that remain lived-in and working.

Given its scale and long-standing role in shaping this part of the district, the Estate recognises that it has a role to play
in local and regional conversations.
• For elected members and officers, this means continued dialogue as proposals move through formal planning
processes and within the wider West of England policy context.
• For commercial partners, it means working with the Estate on projects that are proportionate, landscape-aware
and viable over time.
• For local communities, it means engaging early, through consultation and discussion, before proposals are fixed,
including through neighbourhood planning where relevant.
Better decisions are made when they are informed and supported by those who live and work here.
