For generations, Badminton Estate has shaped this part of South Gloucestershire. It is not simply a historic
landscape, but a working rural enterprise that must continue to adapt if it is to endure. Decisions taken here
influence the economy, environment and communities in the wider district.
The rural economy is changing. Farming policy is evolving. Expectations of landowners and landlords are
different from even a decade ago. Nearby communities are growing, and pressure for homes and employment
is increasing. The Estate must respond thoughtfully.
Looking ahead to 2040, this Prospectus sets out a clear direction for the next fifteen years. It reflects a simple
truth: our built heritage and our countryside do not look after themselves. They require active management,
ongoing investment and, at times, careful change.
Our focus is threefold:
• To strengthen rural enterprise and local communities so they can thrive over time. We call this Flourish.
• To invest in historic buildings, farmland and woodlands so they remain part of a functioning estate.
We call this Nurture.
• To bring forward appropriate homes and employment space in the right places, through adaptive
reuse and proportionate new development. We call this Create.

A 15-YEAR FRAMEWORK
By nurturing our built and natural environments, creating new places for enterprise and employment, and
enabling local communities and the wider rural economy to flourish, we can achieve lasting rural regeneration.
This is not a programme of expansion. It is a deliberate statement of how we intend to be a catalyst for Estate-led
rural regeneration through a wide range of careful actions and investments across a large area and a diverse
range of sectors.
We know that the future of this landscape is not shaped by the Estate alone. It depends on conversation,
partnership and shared responsibility. This Prospectus reflects our ongoing commitment to working openly with
local communities, parish councils, South Gloucestershire Council and its rural communities and wider regional
and national partners.
By setting out this direction now, we aim to provide clarity about how the Estate will evolve: deliberately,
purposefully and with a long-range view decades into the future. Badminton has endured because it has
adapted carefully over time.
The decisions we take over the next fifteen years will shape how this Estate is handed on to future generations
who live, work and visit here.
